Realtor Arrested for Selling Unregistered Subdivision Project in Naic
Authorities apprehended a realtor accused of selling an unregistered subdivision project in Naic, Cavite. The National Bureau of Investigation (NBI) led the operation, identifying the suspect as Irene Yuvienco Rosal of MJRL Landsource Realty.
According to officials, several buyers were misled into believing that the subdivision project offered by Rosal was properly registered and licensed for sale. However, further inquiries revealed otherwise.
DHSUD Confirms Project Unregistered
The Department of Human Settlements and Urban Development (DHSUD) conducted a thorough investigation and confirmed that the subdivision project was neither registered nor covered by a license to sell. This discovery prompted DHSUD to issue a cease and desist order against MJRL Landsource Realty, halting all sales activities related to the project.
Evidence Seized During Arrest
During the arrest, NBI operatives recovered several crucial items, including marked money, a receipt from MJRL Landsource Realty, a lot plan for Landsource Residences, a list of buyers, and a map showing lot distribution. These pieces of evidence are vital for ongoing investigations.
Legal Charges and Investigation
The suspect is set to undergo a summary investigation for swindling or estafa. Additionally, she faces charges for violations under Presidential Decree No. 957, which governs the sale of subdivision lots and condominiums in the country. Authorities stressed the importance of adhering to these regulations to protect consumers from fraudulent activities.
Protecting Consumers from Fraudulent Sales
Local leaders and community members expressed concern over the incident, emphasizing the need for vigilance when purchasing real estate. They urged prospective buyers to verify the registration and licensing of subdivision projects with the DHSUD before committing to any transaction.
